Facilities Manager - Johannesburg, Gauteng - R70,000 - R90,000 CTC per month (Depending on qualifications and experience)

Our client is a well-established organisation operating within the industrial property development, commercial real estate and logistics infrastructure sector. They are seeking an experienced Facilities Manager to oversee the maintenance, compliance and operational performance of a diverse commercial property portfolio.

• Manage the Group's commercial property portfolio to ensure buildings remain safe, functional and maintained to the highest standard.
• Develop and implement preventative maintenance programmes to maximise asset performance and minimise downtime.
• Plan, coordinate and oversee refurbishment, capital improvement and redevelopment projects.
• Manage maintenance budgets and optimise lifecycle costs of buildings and assets.
• Coordinate and supervise contractors and service providers to ensure quality workmanship and service delivery.
• Ensure compliance with Occupational Health & Safety legislation, statutory regulations and environmental requirements.
• Oversee HVAC, electrical, plumbing, fire protection and other critical building services.
• Conduct routine property inspections, including take-on and take-back inspections.
• Maintain accurate asset registers, maintenance records and compliance documentation.
• Respond to after-hours maintenance emergencies when required.
• Build and maintain strong relationships with tenants, contractors and internal stakeholders.
• Resolve tenant maintenance issues professionally while ensuring lease compliance.
• Work collaboratively with internal departments to ensure efficient property operations.

• Diploma in Building Management, Building Science, Property Management or equivalent.
• Engineering or Quantity Surveying qualification will be advantageous.
• 5–7 years' experience in Property and Facilities Management.
• Minimum of 3 years' experience in a management role.
• Proven experience managing commercial or industrial properties.
• Strong technical knowledge of commercial building maintenance.
• Experience managing contractors, suppliers and maintenance teams.
• Experience implementing preventative maintenance programmes.
• Knowledge of Building Management Systems (BMS) will be advantageous.
• Strong understanding of:
  • HVAC systems
  • Electrical systems
  • Plumbing
  • Fire systems
  • OHSA compliance
  • Soft services management
• Proficient in Microsoft Word, Excel, Outlook and PowerPoint.
• Knowledge of sustainability initiatives and facilities management best practices.
